Giving stocks, bonds and mutual funds that have increased in value (and which the donor has owned for more than one year) provides greater tax benefits to a donor than giving cash. Gift of Real Estate

Want to make a gift to the YMCA of South Hampton Roads without touching your bank account? Consider giving us real estate, such as a personal residence, vacation home, farm, commercial property or undeveloped land. Such a generous gift helps us continue our work for years to come. And a gift of real estate also helps you. When you give the YMCA of South Hampton Roads appreciated property you have held longer than one year, you qualify for a federal income tax charitable deduction and you may minimize or eliminate capital gains tax. And you no longer have to deal with that property's maintenance costs, property taxes or insurance.

The information provided is not intended as legal or tax advice. For such advice about your particular situation, please consult an attorney or tax advisor.

Another benefit: You don't have to hassle with selling the real estate. You can deed the property directly to the YMCA of South Hampton Roads or ask your attorney to add a few sentences in your will or trust agreement. Ways to Give Real Estate You can give real estate to the YMCA of South Hampton Roads in the following ways:

  • An outright gift
  • A gift in your will or living trust
    • A gift of real estate through your will or living trust allows you the flexibility to change your mind and the potential to support our work with a larger gift than you could during your lifetime. In as little as one sentence, you can ensure that your support for the YMCA of South Hampton Roads continues after your lifetime.
  • A retained life estate
    • Perhaps you like the tax advantages a gift of real estate to our organization would offer, but you want to continue living in your personal residence for your lifetime. You can transfer your personal residence or farm to the YMCA of South Hampton Roads but keep the right to occupy (or rent out) the home for the rest of your life. You continue to pay real estate taxes, maintenance fees and insurance on the property. Even though the YMCA of South Hampton Roads would not actually take possession of the residence until after your lifetime, since your gift cannot be revoked, you qualify for a federal income tax charitable deduction for a portion of your home's value.
  • A bargain sale
    • When you make a bargain sale, you sell your property to our organization for less than what it is worth. The difference between the actual value and the sale price is considered a gift to the YMCA of South Hampton Roads. A bargain sale can be an effective way to dispose of property that has increased in value, and it is the only gift that can give you a lump sum of cash and a charitable deduction (when you itemize) at the same time. The information provided is not intended as legal or tax advice. For such advice about your particular situation, please consult an attorney or tax advisor.
  • A charitable remainder unitrust
    • You can contribute any type of appreciated real estate you have owned for more than one year, provided it is unmortgaged, in exchange for an income stream for life or a term of up to 20 years. The donated property may be a residence (a personal residence must be vacant upon contribution), undeveloped land, a farm or commercial property. Real estate works well with only certain variations of charitable remainder trusts. Your estate planning attorney, who will draft your trust, can give you more details.
  • A charitable lead trust
    • This gift can be a wonderful way for you to benefit the YMCA of South Hampton Roads and simultaneously transfer appreciated real estate to your family tax-free. You should consider funding the charitable lead trust with real estate that is income-producing and expected to increase in value over the term of the trust.
  • A memorial or endowed gift
    • A gift of real estate may be a perfect way to honor your loved one in perpetuity. When you make an endowed gift of real estate, your contribution is invested with and becomes part of our endowment. An annual distribution is made for the purpose you designate. Because the principal remains intact, the fund will generate support in perpetuity.
  • A donor-advised fund
    • When you transfer real estate to your donor advised fund, you avoid capital gains taxes and qualify for a federal income tax deduction based on the fair market value of the property when you itemize your taxes.
Matching Gifts

Your gift could be doubled or even tripled with a matching gift from your employer.

Please contact your company's personnel office for specific information about your employer's matching gift program.

Gifts from your IRA

A tax-saving way to help the Y!

FOR THOSE 70½ YEARS OLD AND OLDER
You can give any amount (up to a maximum of $100,000) per year from your IRA directly to a qualified charity, such as the YMCA of South Hampton Roads, without having to pay income taxes on the money. Gifts of any value which are $100,000 or less are eligible for this benefit. You can feel good knowing that you are making a difference at the Y. This popular gift option is commonly called the IRA charitable rollover, but you may also see it referred to as a qualified charitable distribution, or QCD for short.

Are you interested in giving from your IRA? Seek advice from your financial or legal advisor. Then, contact Michele Catalano, Chief Development Officer, at (757) 275-9433 or mcatalano@ymcashr.org for more information.

Corporate Giving

The Y relies on the generosity of our corporate partners and sponsors to help us maintain and expand our services.

CAPITAL GIVING

STRENGTHENING OUR FUTURE

Capital gifts increase our capacity to serve our community with programs and services for families, children and adults of all ages. Support from individuals, corporations and foundations throughout our region will make these projects a reality. The Board of Directors of the YMCA of South Hampton Roads has identified the following projects as priorities that will help achieve our mission and the goals of our Strategic Plan [link to Strategic Plan].

For more information on capital gifts, please contact Michele Catalano, Chief Development Officer, at (757) 275-9433 or mcatalano@ymcashr.org.

Strategic Plan

Leaving a Legacy

Making a planned gift to the Y offers a flexible and simple way to combine philanthropy with financial planning. In fact, a planned gift may help you give more to the Y than you thought possible while still providing you or someone you designate with favorable financial or tax benefits.

Planned gifts to the Y are about planning for your future and the future of your children and their families. To meet your specific needs, a variety of gift options are available. While each planned gift is different, these gifts can offer significant financial or tax benefits while ensuring that future generations benefit from Y.

For more information about leaving a legacy at the Y, contact Michele Catalano, Chief Development Officer, at (757) 275-9433 or mcatalano@ymcashr.org.

ENDOWMENT GIFTS

Endowment gifts generate long-lasting support and ensure a stronger future for the YMCA of South Hampton Roads.

With a gift of $25,000 or more, a donor can establish a named endowment to carry their legacy for generations. For more information on establishing an endowment, please contact Michele Catalano, Chief Development Officer, at (757) 275-9433 or mcatalano@ymcashr.org.

THE HERITAGE SOCIETY

Membership in the Heritage Society is open to those who wish to join the tradition of creating a lasting legacy. These gifts can be made in a will or trust or by making the YMCA of South Hampton Roads a retirement plan or insurance policy beneficiary. The Heritage Society is our way of recognizing a remarkable contribution to the Y that will continue to have a lasting impact for generations.

For more information about leaving a legacy at the Y, contact Michele Catalano, Chief Development Officer, at (757) 275-9433 or mcatalano@ymcashr.org.

SIMPLIFY YOUR GIVING- DONOR ADVISED FUNDS

A donor advised fund (DAF), which is like a charitable savings account, gives you the flexibility to recommend how much and how often money is granted to the YMCA of South Hampton Roads and other qualified charities. You can recommend a grant or recurring grants now to make an immediate impact or use your fund as a tool for future charitable gifts.

The information provided is not intended as legal or tax advice. For such advice about your particular situation, please consult an attorney or tax advisor.

PROTECT YOUR ASSETS- CHARITABLE LEAD TRUST

If you want to make an impact now at the YMCA of South Hampton Roads and also provide for your family later, consider setting up a charitable lead trust. You transfer cash or other assets to a trust that makes payments to the YMCA for a period of time. When the term is up, the remaining trust passes to your family or other beneficiaries you select.

There are two ways that charitable lead trusts make payments to the YMCA of South Hampton Roads:

A charitable lead annuity trust pays a fixed amount each year to the YMCA of South Hampton Roads and is more attractive when interest rates are low.

A charitable lead unitrust pays a variable amount each year to the YMCA of South Hampton Roads based on the value of the assets in the trust. With a unitrust, if the trust's assets go up in value, for example, the payments to the YMCA of South Hampton Roads go up as well.

The information provided is not intended as legal or tax advice. For such advice about your particular situation, please consult an attorney or tax advisor.

SOLUTIONS FOR LARGE DONATIONS- CHARITABLE REMAINDER TRUST

If you have built a sizable estate and also are looking for ways to receive reliable payments, consider a charitable remainder trust. This type of trust provides you or other named individuals income each year for life or a period not exceeding 20 years from assets you give to the trust you create. At the end of the trust term, the balance in the trust goes to the YMCA of South Hampton Roads.

These types of gifts may offer you tax benefits and the option for income. There are two ways to receive payments and each has its own benefits:

  • The annuity trust pays you, each year, the same dollar amount you choose at the start. Your payments stay the same, regardless of fluctuations in trust investments.
  • The unitrust pays you, each year, a variable amount based on a fixed percentage of the fair market value of the trust assets. The amount of your payments is redetermined annually. If the value of the trust increases, so do your payments. If the value decreases, however, so will your payments.
BENEFICIARY DESIGNATIONS

Make a gift in a few easy steps!

Not everyone wants to commit to making a gift in their wills or estates. Some prefer the increased flexibility that a beneficiary designation provides by using:

  • IRAs and retirement plans
  • Life insurance policies
  • Donor advised funds
  • Commercial annuities

It is very simple to name the YMCA of South Hampton Roads as a beneficiary. Start by requesting a change-of-beneficiary form from your policy administrator or download the form from your provider's website. Make your desired changes and return the form to establish your gift.

If you have named the YMCA of South Hampton Roads in your will or trust, or included us as a beneficiary please let us know so we can ensure that your gift is used according to your wishes. Notifying us of your plans will enable us to plan for the use of your future gift. However, if you prefer to remain anonymous, we will keep your name and gift in strict confidence.

Please contact Michele Catalano at (757) 275-9433 or mcatalano@ymcashr.org for more information.
